September 7, 1999 The meeting of the Planning Commission of Franklin Township, held in the Township office, was called to order at 2015 hours. Present were Dwight Miller, Hugh Crandall and Mike Pontore. Also present were Brenda Krawiec and her husband, Jon and Joe Johnson, Gayle and Nevearin LeSuer and Craig Pieper. MINUTES Miller moved to accept the minutes of 8/3/99 as presented. Pontore seconded. Carried. VISITORS Surovic Heirs Sketch Plan - the heirs of Mrs. Surovic inherited approximately 153 acres of land on Fry Road. Brenda Krawiec, a daughter of Mrs. Surovic, presented a sketch plan of how she and her sisters would like to divide the property. The original house is now owned by David Demyanovich, 10230 Fry. He plans on purchasing some additional land around his home, approximately 20 acres. Pontore - I see no problem with your plan but it needs exact dimensions. Discussion on land-locking a parcel. Crandall - if Demyanovich incorporates the additional land into his existing parcel, he doesn't need 250 feet of frontage. Jon Johnson Conditional Use Request - Mr. Johnson, 7120 Crane Road, wants to build a garage but can not meet the 30 foot side yard regulation. Because of the shape of the existing driveway, the rear of the garage would be 20 feet from his property line with Alfred Rogenkamp, 7094 Crane. Mr. Rogenkamp has told Mr. Johnson that he has no problem with the location of the garage that will be located approximately 800 feet from the road. Pontore - if it were close to the road, it could be a problem but you are well off the road. Pontore moved to recommend acceptance of the Jon Johnson conditional use request for relief from the side yard regulation of 30 feet to 20 feet with the stipulation of a letter of agreement from Mr. Rogenkamp. Crandall seconded. Carried. Discussion on flag lots and rear lot subdivision. Craig Pieper Subdivision - Mr. Pieper is subdividing a 44 acre parcel of land adjoining his existing 10 acres at 10145 Eureka Road. Parcel A will be a flag lot with a 50 foot right-of-way to 21.396 acres to the north and rear of the existing 10 acre lot. Parcel B to the north of parcel A will have 410.63 feet of frontage by 2,759 feet deep with 25.293 acres. Neither lot has been approved for septic. Pontore moved to accept the Pieper Mylar as presented. Miller seconded. Carried. Mylar was signed. OLD BUSINESS Members were updated on the status of the adoption of the new Erie County Subdivision Ordinance and the wording change on front yard set back. NEW BUSINESS Nevearin and Gayle LeSuer - Mr. and Mrs. LeSuer plan to build a new house on property they own at 10944 and 10956 Fry Road. There are existing homes on the land so they were advised on possible ways to subdivide the acreage. Woods Sketch Plan - Peg Harvey, Sue Ball and Roger Woods own a 65-acre parcel of land on Fry Road south of the intersection with Angling Road on the west side of the road. They plan to divide the parcel into 3 separate lots of 21.74 acres with approximately 347 feet of frontage on each. There is an existing pond that would be divided in half between two of the parcels. Members expressed concern over the liability involved with two separate parties owning half of a pond but saw no problem with the proposed land division. ADJOURN Pontore moved to adjourn.
