May 1, 2007 The meeting of the Planning Commission of Franklin Township, held in the Township office, was called to order at 1900 hours. Present were Joe Szymanowicz, Dwight Miller, Dave Knight, Hugh Crandall, Terry Rea, Cindy and Harry Farmer. VISITORS/PUBLIC COMMENT No comments. MINUTES Miller moved to approve the minutes of 4/3/07 as presented. Crandall seconded. Carried. NEW BUSINESS Terry and Nancy Rea Subdivision, 8084 Clair Wright Road – the Mylar shows an irregular shaped corner lot containing 45.61 acres that fronts on Clair Wright and Mohawk roads. Lot 1 is being subdivided and has 5.361 net acres with 433.58 ft. of frontage on Clair Wright and 562.80 ft. of frontage on Mohawk. Lot 2, the residue, has 39.873 net acres and 599.52 ft. of frontage on Clair Wright. There are no existing buildings on either lot; however, a new home will be built soon on Lot 2. Both lots will be serviced by one small flow treatment facility. Knight moved to approve the Rea Subdivision as presented. Miller seconded. Carried. Mylar was signed. Mr. Rea left the meeting at 1912 hours. Cindy Farmer Sketch Plan, 10010 Route 98 – Mrs. Farmer would like to subdivide 2 ½ acres from the rear of her 5 ½ acre parcel. This lot would be incorporated into the neighboring parcel at 10004 Route 98. Without the incorporation, it would be a landlocked parcel. Miller – as long as the Mylar shows that it will be incorporated it can be approved. You can not land lock a parcel of land. When the Mylar is recorded at the Courthouse, the incorporation will be shown. Crandall – his deed will have to say that it will be combined as well as the Mylar. Miller – the residue has to meet zoning regulations, at three acres it is alright. The rear setback has to be a minimum of 50 ft. from existing structures. Discussion was held on the confusion with the property line between Mrs. Farmer’s property and the neighboring property at 10004 Rt. 98. Mrs. Farmer and her son left the meeting at 1945 hours. Richard and Navonne Crandall Subdivision, 9565 Eureka Road – M/M Crandall are selling a 49.125 net acre parcel to their daughter-in-law, Susan Babcock Crandall. The property, Lot 1, has 1578.77 ft. of frontage on the north side of West Stancliff Road and is located to the west of the property at 7024 West Stancliff. There are no existing buildings and the Mylar is stamped that the land has not been approved for any type of septic system. The east property line is irregular as it follows the ravine. Miller moved to approve the Crandall Subdivision as presented. Szymanowicz seconded. Carried with one abstention, Hugh Crandall. Mylar was signed. Joe Szymanowicz Conditional Use Request for Side-Yard Relief, 8244 Crane Road – Mr. Szymanowicz is requesting relief from side yard requirements of 30 ft. to accommodate construction of a 26’x24’ garage onto the existing house. The garage would be 25 ft. from the property line to the east. Mr. Szymanowicz also owns the adjacent land. After discussion, Knight moved to recommend to the Board of Supervisors approval of the conditional use request. Crandall seconded. Carried with one abstention, Joe Szymanowicz. Comments on Washington Township Zoning Map Changes – proposed changes were reviewed. Members had no comments. OLD BUSINESS No old business. ADJOURN Miller moved to adjourn, Crandall seconded.
